Facility condition assessment FCA
[edit] Introduction
A facility condition assessment (FCA) is a complete review of physical building assets based on age, construction techniques, design and materials and so on. In the past, a facility condition assessment was referred to as facilities management audit (FMA or facility management inventory), but this term has subsequently become associated with assets within the building and not the building itself.

There are some areas of overlap between an FCA and an FMA. For instance, methods of gathering data in both instances involve thorough walkthroughs. In addition, FCAs can include interviews and surveys with people who use the building.
Once the information is gathered, the next step is to categorise condition assessment estimates based on established guidelines, such as those presented in the MasterFormat from the Construction Specifications Institute or the ASTM Uniformat II classification system.
The FCA should be acted upon promptly, especially if repairs are urgently required. Like other facility management inventory tools, FCAs require regular updates that reflect changing conditions within the organisation.
